Top 3 reasons why internet is not your friend when purchasing a home
Almost 80% of home buyers nowadays are beginning their home search on the internet, according to the latest survey report released by the National Association of Realtors. But in my own opinion, internet is not a reliable source especially when it comes to finding a home.
There’s nothing wrong in using the internet as your primary search tool in finding a home if you understand its traps and know its limitations. But sad to say that there is no warning signs or signals on these traps. Let’s take a look at some of it.
Property has only few or no photos
You will have often to see a property posted with few pictures or poor-quality pictures if you have use the internet for a home search. That is a mistake that commonly committed by most sellers that’s affecting their home’s marketing. However, many buyers insist that they will only consider a home if it was included with a lot of pictures. That’s a huge home buying mistake.
The lack of pictures has many reasons. The issue of privacy is sometimes the main reason why some home sellers don’t want pictures posted. Or sometimes they want to protect the valuable things inside their home that’s why they don’t post any picture of it.
A listing not equipped with enough photos doesn’t mean a bad house. Many buyers are suddenly assumed that there is something wrong with a home that has few photos posted. In this case, you can contact the listing agent and ask for more pictures and send it to you. If not, let your agent the one to make an actual visit to the house, take some digital photos and forward it to you through e-mail.
Ads pretending to be listings
You go to one of the larger real estate listing sites to start your search for available homes for sale. You start searching for properties in your area and see some interesting listings. You then click one of the listings and surprisingly you are brought to a different page where you can ‘subscribe’ to the listings. Once you made a mistake of subscribing, you will later find out that most of the listings there are not real. These are paid subscription services that disguise their ads to look just like online listings. What you can see in the ads are all real houses, however many of them are not for sale. The prices of these houses are not their current prices, they may either based on the estimates or the amount owed by the previous owner.
Stale Data
There might be a delay in posting especially when you are looking at a site that is not directly connected to your local MLS. That happens a lot in large real estate websites. On these sites people will find great properties, but to find out that these actually went under contract days earlier. It can be pretty frustrating to find out later that what it looks like a good listing is no longer available for sale.
